If you’ve been denied for a mortgage, you’re not alone — and it doesn’t necessarily mean you can’t get approved. Many denials happen because the lender’s automated system flagged something unusual, not because you’re unqualified.

Common reasons for denial that don’t mean it’s over:

  • Self-employed income that doesn’t show cleanly on tax returns
  • A credit event from years ago that’s since been resolved
  • High debt-to-income ratio on paper, but strong cash reserves in reality
  • Non-traditional property types (multi-unit, mixed-use, etc.)
  • Investment property purchases where personal income doesn’t fit the mold

Large lenders process thousands of applications through automated underwriting systems. If your file doesn’t fit a standard template, it gets flagged — and often denied — without a human ever reviewing the full picture.

That’s not a judgment on your ability to repay. It’s a limitation of their process.

What a Second Look Can Uncover

When we review a denied file, we look at the complete story:

  • Income: Are there alternative documentation options (bank statements, asset depletion, DSCR)?
  • Credit: Is there context around past issues? Has the situation improved?
  • Property: Does the property type qualify under a different program?
  • Structure: Can we adjust loan amount, term, or program to get to yes?
